Encino Courtyard Kicks Off Reinvention With Target, Planet Fitness, Shake Shack Leases

Encino, California (July 23, 2020) — “The 40-Year-Old Virgin” might not recognize Encino Courtyard in a year or so — the shopping center where part of the hit movie was filmed is undergoing a transformation that will include new anchors, new specialty stores and restaurants, and a new, modern look, announced ShopCore Properties, the center’s owner and manager.

Target has signed a long-term lease for an approximately 49,500-square-foot multilevel small-format store, while Planet Fitness has signed a lease to occupy 20,000 square feet at the three-level center. The anchors will be joined by new specialty stores and restaurants, including Shake Shack, The Kebab Shop, Blaze Pizza and Pressed Juicery, which will be part of the enhanced merchandising plan focused on fun, food and fitness at the approximately 106,000-square-foot center, said William Gervin, Vice President of leasing at Chicago-based ShopCore Properties.

“Encino is an affluent, highly educated and established community, and we will be adding the relevant retail and dining experiences and services that are missing and very much needed to service this unique and dynamic community,” Gervin said.

The affluent area boasts a population of 140,675 within a three-mile radius, with an average household income of $121,282. Located at 17401 Ventura Boulevard at Andasol Avenue, the center sees 50,000 vehicles pass by daily.

With input from the community and local stakeholders, ShopCore is pursuing tenants, including local, regional and national retail, fast-casual restaurants and services, that will draw area residents multiple times per week to shop, enjoy a meal, get a quick workout, visit a salon, care for their pets or socialize with friends and neighbors in a convenient and comfortable setting.

Even as the tenant mix is reinvigorated, Encino Courtyard also will sport a new look, as the current design is improved and façades are modernized. The existing courtyard, located near Target’s future location, will be reconfigured to provide a gathering place for the community and customers.

“We are proud to be a part of this special community and are excited to provide a first-class shopping and dining destination for Encino and the surrounding communities,” Gervin said.

Most retailers and restaurants will open in 2021. Meanwhile, existing service tenants including Butterfly Loft Salon and Spa, Petrock Hotel and Spa, and Flashlaser Aesthetics will remain open during the renovation. In addition, other tenants that have been a fabric of the community for decades will remain and be an integral part of the reimagined center, including Western Bagel and Hands to Hold Nail Salon.
