General Manager - The Shops at SkyView

This position will have primary responsibility for the day-to-day management and operations of The Shops at SkyView, a 560,000 SF enclosed mall in Flushing, New York.  The position will also oversee the on-site management staff, an 1,800 space parking garage, and be the primary contact for the residential and commercial condominium owners.

Responsibilities

ShopCore owns and operates dominant community and power shopping centers in top U.S. Metropolitan Statistical Areas (MSA’s).  


Due to our continued expansion, we have an immediate opening for an energetic, conscientious and detail oriented General Manager for the Shops at SkyView who enjoys making a difference, being part of a team, and takes pride in their career.

  1. Solicit bid proposals and oversee vendor contracts including, cleaning, security, vertical transportation and preventative maintenance programs for assigned properties.
  2. Oversee and direct the work order, preventative maintenance, energy management and utility billing programs.
  3. Direct the activities of all property employees including: Engineering, Property Management, Security, Cleaning and Parking Operations. 
  4. Oversee all properties security functions to ensure a safe environment is maintained at all times for customers, tenants and employees. In conjunction with the Director of Security, oversee the properties emergency action plan and prepare team to respond to emergency and crisis situations.
  5. Establish an effective working relationship with all tenant store managers and other key merchants, including specialty tenants through tenant meetings, correspondence, newsletters and by being accessible and providing timely and effective service and response. Understand sales and performance drivers.
  6. Monitor tenant compliance with lease agreements and resolve problems and concerns. 
  7. Maintain an effective working relationship with leasing and assist with existing conditions surveys, LOI process, tenant operations coordination, tenant openings, development of leasing materials and presentation of the property on site tours.
  8. Conduct regular property inspections to assess condition of properties and to ensure that maintenance is being performed according to set standards. 
  9. Identify and address issues and problems related to life safety, liability, and potential negligence situations that could impact Owner, its contractors, tenants and/or customers.
  10. Manage the accounts receivable process and ensure timely, appropriate resolution of tenant-related outstanding receivables involving dispute reviews and defaults.
  11. Provides on-going guidance, training and management oversight for employees with the fundamental objective of creating a safe working environment, and a safe and pleasurable experience for all shopping center customers. 
  12. Oversee the preparation of various financial reports including but not limited to accounts payable, monthly budget variance analysis, rent roll review and preparation of annual operating and capital budgets.
  13. Develop and oversee capital project plan for property including budgeted, bidding, tracking expenses to budget and maintaining project schedule.
  14. Assist director of ancillary income with coordination and operations of kiosk, vending tenants and external advertising programs to maximize property revenue.
  15. Working with both on-site marketing staff and ShopCore’s Marketing Director, develop annual marketing and event plan and budget for review and approval and ensure the successful implementation of the plan within the established budget.
  16. Work with Accounting, Revenue Control, Accounts Receivable, Leasing, Tax Departments and various other departments in effectively resolving tenant issues and disputes regarding rent, adjustments, etc.
  17. Liaise with the Construction Department on all landlord construction projects, monitor progress and follow up on successful completion.
  18. Handle complaints and concerns in a prompt, appropriate manner.
  19. Represent the centers in the local retail community; establish and maintain open and productive communication with tenants, vendors, and community leaders. 
  20. Assumes additional responsibilities and performs special projects as needed or directed.

Qualifications

Education & Experience:

  1. Bachelor’s degree (B.A./B.S.) in Business Administration or a related discipline from an accredited college, university.
  2. Minimum 10 years previous relevant experience.
  3. Experience with the redevelopment process.

  1. Proven experience as a general manager within a mall and/or mixed-use retail environment
  2. Strong financial management skills
  3. Strong focus on delivering results and providing exceptional tenant service
  4. Excellent verbal and written communication
  5. Self-motivated, self-directed and capable of working independently
  6. Proven people management abilities
  7. Proficient in Word, Excel, and Outlook
  8. High degree of integrity


Preferred Qualifications:

  1. CSM, CPM, or RPA certifications are preferred 
  2. Experience with MRI is an asset
